Can I reach you after hours?
Yes. We provide an emergency contact for urgent maintenance or tenant emergencies outside normal business hours. Routine questions and non-emergencies are handled during regular business hours with our prompt, owner-first response. -
Can you put the money directly into my account?
Yes. We offer direct deposit for owner disbursements to provide timely, reliable rental income transfers and reduce processing delays. -
Do I get to see the lease or sign it?
Yes. We will execute leases on the owner's behalf to streamline leasing. A copy of the lease and any subsequent renewals will be provided upon execution. -
Do you sell real estate too?
Yes. In addition to hands-on property management, we provide real estate sales services for owners who want to buy or sell. Our sales experience complements management for seamless transitions or portfolio growth. -
How and when do I get my checks?
Owner disbursements are issued on a regular schedule after rent is collected and expenses are accounted for. You will receive funds via direct deposit shortly after the 15th of each month. -
How is rent collection handled?
We use multiple rent payment options, including online payments and traditional methods like checks and money orders, to maximize on-time collection. Rent is processed promptly and late payments are handled in accordance with lease terms and our consistent enforcement practices. -
How long of a lease do you sign?
Lease terms are flexible to match market conditions and owner goals. Our standard initial lease is often just under 12 months to provide flexibility with Colorado's strict housing laws. Shorter or longer terms can be offered based on your preferences and tenant demand. -
How much security deposit do you charge the tenant?
Security deposits are set to align with market standards and legal limits in your jurisdiction. The exact amount depends on rent level, tenant qualifications, and local regulations; we'll recommend an amount designed to protect your property while remaining competitive. -
How soon can you start managing my property?
We can begin managing your property as soon as management agreements are signed and the unit is ready for leasing. Our onboarding process is designed to be efficient so we can market, screen, and place tenants quickly. -
What type of properties do you manage?
We manage a broad range of properties: single-family homes, multi-family units, townhomes and condos. Our processes and experience adapt to each property type to protect value and reduce vacancies. -
What type of reports do I get and how often?
Owners receive regular financial statements summarizing rent collection, expenses, maintenance activity, and owner distributions after we close out monthly accounting on the 15th of each month. We provide monthly statements and can supply additional or custom reports on request. -
Who holds the tenant security deposit?
Security deposits are held in a separate trust account to ensure proper handling and compliance or given to the owner. We follow jurisdictional requirements for storage, accounting, and return of deposits.
