Can you hold a place before I apply?
Applications are processed on a first-come, first-served basis once a completed application and required fees are received. We recommend applying as soon as possible to improve your chances; our team is happy to confirm current availability and advise on next steps. -
Do I pay the first month’s rent and last month’s rent with my security deposit?
Move-in costs vary by property. Most tenants pay the first month’s rent and a security deposit before move-in, and some tenants or properties may also require last month’s rent—check the specific listing or ask our leasing team for the exact move-in total. -
How old do you have to be to apply?
Applicants must be at least 18 years old to enter into a lease agreement. All occupants over the age of 18 must apply. -
Is the deposit refundable?
Security deposits are refundable after move-out less any deductions for damages beyond normal wear and tear and costs due according to the lease. Any deductions for unpaid rent, damage, or required cleaning will be itemized and returned in accordance with state law following the move-out inspection. -
Who needs a cosigner?
A cosigner (guarantor) may be required if an applicant does not meet our income, credit, or rental history standards. Cosigners must meet financial qualifications and sign a guarantor agreement; our leasing team can explain the specific criteria and documentation needed. -
You have a property I want to rent. How do I apply?
You can apply online or in person. A completed application, application fee, government ID, proof of income, and rental/references are typically required. We run a thorough but timely tenant screening process to help owners and renters move forward responsibly. -
How do I pay rent?
Rent payment options vary by property but commonly include online payments through a tenant portal, automatic bank transfers, or check/money order. -
I want to get a pet. What should I do?
Review your lease and contact management before bringing a pet home. Some properties permit pets with a pet deposit, monthly pet rent, and breed or size restrictions; service and emotional support animals follow federal/state guidelines and may require documentation. -
I want to move out, but my roommate wants to stay. What should I do?
Leases usually hold all tenants jointly responsible for the lease term. If one tenant wants to remain, they will typically need to qualify on their own or the departing tenant must help find an approved replacement. We can review options such as lease reassignment or adding/removing occupants and outline the required approvals. -
My lease expiration is coming, and I want to move out. What should I do?
Check your lease for the required notice period (commonly 30–60 days) and submit your written intent to vacate by that deadline. Our team will provide move-out instructions and explain any return of deposit procedures. -
Who is responsible for paying for repairs & maintenance requests?
We handle routine maintenance and repairs to protect owners’ investments and keep homes safe and habitable. Tenants are responsible for damage caused by negligence or misuse beyond normal wear and tear. Please submit maintenance requests promptly through the tenant portal or contact our office for emergencies so we can respond quickly and professionally.
